Enough structure to protect your investment. Not so much that it stops being your land.
2,000 sq ft of living area for a one-story home. 2,400 sq ft for a two-story, with at least 1,800 on the ground floor. New construction materials only.
25 ft front, 25 ft rear, 7.5 ft sides. Max height 35 ft. Slab foundation, or slab and piers.
30% masonry on the primary siding is encouraged — brick, stone, stucco, tile, or Hardie board. Roof pitch minimum 6:12. Colors in natural and earth tones.
Barns, workshops, and storage buildings are welcome — one per acre, colors harmonious with the home. Two-car garage required, doors facing the side lot line. No carports.
No deadline to start building. Buy the lot now and break ground when you're ready — once you do, the exterior finishes within 90 days.
Five-foot black top-rail pipe with no-climb wire on the inside. Barbed wire, chain link, and wood are not permitted.
Manufactured, modular, prefabricated, and mobile homes are not permitted — on any foundation.
Up to four household pets. With Board approval, up to eight hens for eggs, plus rabbits and 4-H or FFA projects. No roosters, and no horses, cattle, goats, or sheep.
Plans go to the Architectural Control Committee before you break ground. They have 30 days to respond — no answer in 30 days and your plans are deemed approved.
$300 a year per lot, due each January. Covers common areas, the entrance, perimeter fencing, ponds, and street lighting. Increases are capped at 10% a year without a member vote.
